Key Project:

Nobby Island Entertainment Pavilion

Alexandria Bay, NY

The Nobby Island Entertainment Pavilion is a one-of-a-kind custom structure that offers a variety of features you will not find in an ordinary home.  Located in a group of islands labeled “Millionaire’s Row”, the pavilion’s owner is proud to be part of a revival of island residences bringing back the days when extravagant island hotels and posh residential cottages speckled the islands.

The construction of the pavilion brought along with it several challenges that called for unique design and building methods.  First was the owner's desire to locate the pavilion on a cliff, along the shoreline of the island.  This called for regular communication between the contractor, Premier Building Associates, LLC, and the architect throughout design and construction to make modifications as deemed necessary to ensure the structural integrity of the building.  For three months pipe piles were driven into the river bottom to ensure a solid base for the new structure.  Another notable challenge was completing the permit process through the Village of Alexandria Bay.  Given the building did not satisfy the setback requirements due to building directly on the water’s edge, a variance with the village zoning board was required.  After the Village reviewed the plans and the Architect described how the pavilion will enhance the historical integrity of the area, the board approved the building permit, and construction was set to begin.  Another construction challenge was to comply with the owner’s request for construction to be minimally disruptive to the island’s landscape.  The contractor used a barge for the staging of equipment and materials saving space and possible damage to the surrounding manicured grounds.

The amenities that the pavilion offers start at dock level, with a fisherman’s dream that includes plenty of storage space for equipment and a fish cleaning station. There is plenty of space for guests to visit with approximately 80 feet of dock with a permanent ice diverter.  Stone columns and a circular stone staircase lead the way to the second story that boasts a grand dining area with exposed heavy timber trusses and a custom Rumford fireplace adjacent to the gourmet kitchen. From the dining area, three bays of doors open out to the terrace that offers unrestricted access to the channel sights and gives you a sense that you are truly part of the river surroundings.  The third floor offers 360° scenic views from a rooftop deck, a built-in Jacuzzi, and a fireplace to offer luxurious warmth on chilly summer nights.  A catwalk connects the third floor of the pavilion to the second floor of the main home, and all levels of the pavilion are universally accessible by an elevator.
